Real-life Example of Savings Achieved on
a Hotel Construction Project

The following is an estimate we received for a 63,000 square foot, four story hotel. The builder was quoted approximately $1.3M for ThermaSteel product, which included the following.

Exterior Walls
Roof
Floors
Interior partition and Demising Walls
All associated hardware, screws, plates, and accessories.

The builder initially was concerned with the cost as represented. He noted that the traditional stick framing package for the hotel would be approximately $900,000. It was explained that the ThermaSteel system is much more than a framing package and would have a wide-reaching impact on his overall construction costs.
Using the information provided by the builder, we demonstrated that he would realize the following savings because of the ThermaSteel system. With a net savings over $500,000

$400,000 50% reduction of mechanical system – this does not include the owner’s ongoing energy savings!
$10,000 Savings on dumpster since there is zero onsite waste of ThermaSteel product.
$80,000 Insulation labor saved. Insulation is integral to the ThermaSteel system.
$200,000 24 reduction of building envelope due to reduction of building height with ThermaSteel floor cross section.
$10,000 Saving on parapet
$40,000 Elimination of roof insulation and labor to install.
$80,000 Allowance for 8 o.c. for trusses (instead of traditional 2 feet) plus reduction in sheathing, vapor barrier and labor for the roof structure.
$30,000 Reduction in foundational concrete due to reduced weight of ThermaSteel system.
$50,000 Insulation of dense glass and labor to install eliminated.

Approximate total savings – $900,000 because of the ThermaSteel system.

While the quote for ThermaSteel panels was approximately $400,000 over stick frame, the ThermaSteel system resulted in a net savings of approximately $500,000 for the total construction project.

Additionally, the builder noted that the building would be completed with approximately 5600 man-hours, or approximately 70 days for a crew of 10, working 8 hours a day. The builder assessed that he would reduce his project time by 3-4 months using the ThermaSteel system. The result was the hotel being available for occupancy and earning money for the owner significantly sooner than conventional building systems.
